A new residential community is on its way to the Katy area.

Trendmaker Homes purchased 38 acres near the intersection of the Westpark Tollway and Katy Gaston Road and plans to open Haven at Seven Lakes, a single-family home community with 131 homes, according to a press release.

The gated community will begin pre-selling when the model homes are completed around September, Christine Rombouts said in an email on behalf of Trendmaker Homes. A grand opening is planned for the fall, per the release.

Haven at Seven Lakes will offer homes ranging between 2,000-3,000 square feet on 40- and 50-foot homesites, per the release. Homebuyers will be able to choose from customizable floor plans.

Home prices will start in the mid-$300,000s, Rombouts said.

Amenities at Haven at Seven Lakes include a 4-acre lake, a park, a pavilion and trails, per the release. Trendmaker Homes will be both the developer and the builder.

Construction on infrastructure began in December, and Trendmaker anticipates lot delivery this spring, Rombouts said.

The neighborhood will be part of Fort Bend County Municipal Utility District 34, she said. Its 2019 adopted property tax rate is $0.61 per $100 valuation, according to the Fort Bend County Tax Assessor-Collector’s Office.

Financial terms of the deal—which closed in June 2019, Rombouts said—were not provided.

“We worked closely with local governing authorities and an adjoining Municipal Utility District and were thoughtful in creating a home plan line-up unique to the site,” said Joe Mandola, division president at Trendmaker Homes Houston, in the release. “As a result, we were able to conceive a very unique, gated, detached, single-family community.”

Additionally, Trendmaker Homes sold 5 acres of the tract to Hunington Properties to develop separately for retail, according to the press release.
