Listing with Forza Real Estate Group
A Forza listing is beautifully presented. At the initial consultation, the sellers receive a To-Do List, with action items for each area of the home to ensure potential buyers are able to picture themselves living there—and like what they see. We then present our projection of the most likely price at which the home will sell, assuming all To-Do List items are completed. This price is determined using Comparative Market Analysis reports, pulling one year of same-characteristic home sales in your neighborhood and calculating the price per square foot, adjusted for upgrades and/or unique features. We then apply this adjusted price per square foot to your own home’s square footage to determine a rough target price. This price can then be adjusted upward or downward, depending on any unique market conditions on the ground at the time— or any owner time constraints that might necessitate going under contract quickly or allow for extra breathing room.
Should the client feel the price is too low, Fabiola will suggest inclusions or upgrades that might justify a higher price, or work with the seller to gather documentation on existing upgrades to compile into a folder to be delivered to the appraiser to ensure lenders will accept that price.
Prior to the listing going “LIVE” on the Multiple Listing Service (MLS), professional staged photos will be taken, a “property book” will be created to showcase all community and neighborhood amenities, school district information, and home features-- and we may also order pool renderings, 3D tours, drone photos, or virtual staging—all to ensure that your home is presented with its best possible foot forward. Fabiola may also go to meet with local officials to determine land use and development plans surrounding your property, or to get documentation to pre-emptively counter any anticipated concerns your potential buyers might have (traffic, safety, schools, or similar.)
Once the listing is “LIVE”, we will host an Open House and track visitors, showings, and feedback for the first week. Should traffic, interest, or feedback not meet expectations, Fabiola will meet with the seller to discuss whether to reduce the price, improve the marketing, host another Open House, or similar tactics to ensure interest improves. Throughout the showing period, we send text messages to agents who have represented buyers in your community within the last 12 months, directing them to your listing and often linking loan programs for which your property qualifies. We also blast your listing to the entire brokerage and promote the listing on Forza Real Estate and Keller Williams social media.
